That a certain document, three (3) copies of which are on file in the office of the City Clerk of the City of Sterling, Kansas, being marked and designated as the International Building Code, 2006 edition, including Appendix Chapters as published by the International Code Council, be and is hereby adopted as the Building Code of the City of Sterling, in the state of Kansas for regulating and governing the conditions and maintenance of all property, buildings and structures; by providing the standards for supplied utilities and facilities and other physical things and conditions essential to ensure that structures are safe, sanitary and fit for occupation and use; and the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures as herein provided; providing for the issuance of permits and collection of fees therefore’ and each and all of the regulations, provisions, penalties, conditions and terms of said Building Code on file in the office of the City Clerk are hereby referred to, adopted and made a part hereof: as if fully set out in this ordinance, with the additions, insertions, deletions and changes, if any, prescribed in section 4-302.

The following sections are hereby revised:

Section 101.1. City of Sterling, Kansas

Section 1208:

1208.2 Minimum ceiling heights. Occupiable spaces, habitable spaces and corridors shall have a ceiling height of not less than 8 feet. Bathrooms, toilet rooms, kitchens, storage rooms and laundry rooms shall be permitted to have a ceiling height of not less than 8 feet.

Exceptions:

1.    In one- and two-family dwellings, beams or girders spaced not less than 4 feet (1219 mm) on center and projecting not more than 6 inches (152 mm) below the required ceiling height.

2.    If any room in a building has a sloped ceiling, the prescribed ceiling height for the room is required in one-half the area thereof. Any portion of the room measuring less than 5 feet (1524 mm) from the finished floor to the ceiling shall not be included in any computation of the minimum area thereof.

3.    Mezzanines constructed in accordance with Section 505.1.

1208.2.1 Furred ceiling. Any room with a furred ceiling shall be required to have the minimum ceiling height in two-thirds of the area thereof, but in no case shall the height of the furred ceiling be less than 7.5 feet.
